A CONTEXTUAL CREEKSIDE ENVIRONMENT
Porto Al Zorah, an area surrounding the fourth marina in the Coves Sector, is planned as a mixed-use neighborhood where apartment buildings, food and beverage, and retail outlets gather around the marina boardwalk and extend along a beautiful mangrove corniche road, which forms a 777 meter-long creek-side promenade with breathtaking views of the fauna and flora of the mangrove forest, and the green of the golf course in the background.
Eleven Creek Plots stretching along the site’s waterfront accommodate low-rise buildings that consist of residential use on ground and upper floors, as well as food and beverage related uses at the boardwalk level, and underground parking. Designed in stepped massing, the buildings feature hanging gardens or stepped loggias for every apartment as a visual continuation of the mangrove landscape, fully embodying contextual architecture.
Along the internal edge of the marina, four Marina Plots accommodate buildings for residential use on the ground and upper floors, and food and beverage and retail related uses on the boardwalk and street levels. All four are accessible from internal streets and the main street and have dedicated underground parking.
Finally, four Tower Plots, located along the main street, host food and beverage and retail related uses on upper street level and residential apartments on upper levels. In addition to underground parking, these buildings accommodate a podium parking level, which elevates the lower residential floors, allowing them to benefit from better views.
All the plots are offered for sale to third-party developers along with mandatory urban design, architectural, and landscape guidelines, and full design packages for the Creek and Marina plots.
