Conceived by Solidere International's in-house urban development team, in collaboration with a number of international consultants, Al Zorah's detailed masterplan and feasibility studies have received official approval.
The project is a mixed-use development focused on coastal living and leisure. With 60% of its area devoted to public space and mangrove forests, Al Zorah's design preserves the site’s natural beauty and establishes the foundations for an eco-friendly lifestyle. The 12km waterfront, mangrove forest, and creek are the defining elements of the landscape, which has been made suitable for a wide range of recreational and beachside activities.
The project will comprise a number of quality real estate products, including world-class beachfront resorts and hotels, residential developments, marinas, retail and entertainment areas. Most properties will enjoy a combination of water, golf course, and mangrove views. The wealth of walking, cycling, and jogging routes that form an integral part of the planning requirements are pillars of any lifestyle-oriented development.
CONNECTIVITY AND OPEN SPACES
Al Zorah is designed with the resident and visitor experience in mind. The arrival sequence is carefully orchestrated through the neighborhood layout and all neighborhoods are accessible by foot along a route where vehicular traffic is limited, creating a community feeling.
Fundamental to Al Zorah is the formation of public spaces connecting the urban fabric to the water’s edge. This includes everything from large parks and plazas to pedestrian routes, promenades, and sidewalks, areas of interaction and activity with premium views that cater to a range of recreational needs in close proximity to residences. Pedestrian flow is further enhanced by jogging, bicycle, and golf cart trails, encouraging a healthy outdoor lifestyle.
The well thought-out and detailed landscaping of Al Zorah is a key component, lending the road network character and hierarchy. Larger parkway roads are flanked by wide medians of palm trees and a variety of shrubs. Landscaped sidewalks and medians provide natural shade for both pedestrians and vehicles, act as noise and visual buffers, and beautify public spaces and infrastructure.
Elements such as seating or sculputre break up the linearity of the streetscape, creating a sense of discovery as visitors move through the development, and creating a unique identity for each neighborhood. Adding vibrancy and aesthetic impact, colorful features combined with a complementary planting palette, are placed against a neutral canvas of paving and street furniture.
