Master Plan Concept
Al Zorah Project involves the planning and development of 12 million sq m (2965 acres) of coastal and sea-reclaimed land, providing it with an extended waterfront of 12 km (7.5 miles). Land reclamation forms a crescent- shaped bay, comprising several islands or islets. These are linked by road bridges, with dedicated bus routes and provision in due course for a light train system.
Landscape & Roads
The new arc of landscaped beaches,headlands, harbors, walkways and boardwalks will form a continuous, publicly accessible parkscape. The remarkable continuity of pedestrian space thus created is a great element of the Project.
Quarters
Al Zorah Project is divided into several distinct quarters, each with its own urban character. Some are close to the sea. Others are inland, around the khor, along the planned canals. Later quarters are developed on reclaimed land. The clusters are all connected via a network of roads and bridges.
City Center
City Center, or Balad, constitutes the culmination point of Parkway. It is conceived as a waterside town of a diversified character, including the Central Octagon, Corniche Parkland, Mina El Hosn, the Cultural Axis and the Commercial District.
Gateway
This dense, high-rise, mixed use area is the main entrance to Al Zorah, linking to the Emirates Road. The streetscape is integrated within a network of canals and green open spaces, maximizing views of the canals, golf course and mangrove creek.
Mangrove Villages
Lying along the southernmost loop of the inner ring road, three villages, each clustered around a mooring area, command views of the creek and golf course, incorporating community and local retail facilities and a mix of residential types.
Canal Towers
A mixed-use, high-rise area, overlooking the mangrove and creeks, Canal Towers benefits from close proximity to Sheikh Zayed Road. It's linked to other development areas further north via the ring road, with bridges crossing the mangrove area.
Parkway
Parkway takes the form of a spine, with a landscaped canal and linear park, two main east-west road alignments and an internal air-conditioned pedestrian walkway.
Parklands
Parklands is a carefully managed community of hotel and residential resorts extending from the creek side to the seaside beaches.
Some residential resort or hotel projects are strung along the seaside Boardwalk, while other developments, at the creek side, may offer private moorings and marina frontage condominiums. The parkscape will be suitable for horse riding trails and a wide variety of recreational pursuits.
Central Park
An upscale residential neighborhood, with villas, townhouses and apartments, meshed with the Golf Resort, and a long landscaped frontage to the Mangrove Conservation Area, incorporating walkways, recreational routes and facilities.
Marina Village
This later phase development, located mostly on reclaimed land, is a good location for several landmark towers, close to the proposed new Ajman City Center developments, just across the water, with abras and water taxis providing links.
Institutional Park
This is a specialized aspect of the Parkway area and will provide landscaped canalside sites for schools, universities, libraries and other community and cultural institutions, including some upscale residential provision.
Ocean Village
With its own distinctive topography, it has a village center clustered round an open lagoon.
Corniche Village
At its center lies an enclosed boat mooring area and a small, dense, informal village center next to an area of mid-rise residential provision, with perimeter streetwall blocks enclosing shared semi-private gardens and walkways.
Commercial Area
This strip, bordering Sharjah, will be given over to a mix of uses, including onsite utilities, together with port-related warehousing and office parks.
